AI-editing disclosure

DUNEFORMA retouches property photos with AI image models following a professional architectural retouching method. Every AI result is compared with your original and rejected automatically if it is not recognisably the same frame (a coarse match). Colour checks and a changed-areas map are then shown on each photo so you can judge it; they flag, they do not block. Each photo is approved before it is used. If the first result is rejected as not the same photo, the system makes one second try on the same photo, which can double the cost of that photo. Retouching includes smoothing accidental creases in bedding and covers, shaping the existing light locally, restraining floor reflections, removing cranes, scaffolding and parked cars from views, balancing window views, and, if you switch them on, straightening (which trims the edges) and blurring faces and number plates. Each AI provider's own terms apply to the photos sent to it. Buyers and tenants should never be misled about a property, so we recommend telling them the photos were edited.

What we change

• Exposure, colour, white balance and contrast.
• Temporary items: people, workers, ladders, boxes, packaging, cables, tape, reflections of the photographer.
• The sky, only if you choose a sky option for the shoot.
• Brown or dry leaves may be toned to a natural green; plants are never added or reshaped.

What we never change

• Rooms, walls, windows, doors, floors, ceilings or room sizes.
• Built-in fixtures, finishes and materials (stone, wood, fittings).
• Views, neighbouring buildings or the surroundings.
• Damage or defects that are part of the property.
